BOSTON — A roar went up at the Intercontinental Hotel’s Rose Kennedy Grand Ballroom Thursday night as moderator and CBA President Kristin E. Blount read the winner of the 2010 Landlord of the Year Award, but no din was louder than that of Table 15, where Synergy Investment & Development staffers were seated.

“We were surprised but very appreciative,” Synergy President David Greaney tells the Real Reporter of receiving the designation, adding, “We’re a young company. It’s about seven years for us.”

It was the biggest upset since, well, last year, when Nordblom Cos/ Nordic Properties took home the prize. Synergy joins local heavyweights Boston Properties, Campanelli Companies, and the Gutierrez Cos., plus national players RREEF and Equity Office, as top landlords recognized by CBA in the past dozen years. BP has won four times since 1999 and Equity three. The rules have since been changed so that winners are not eligible for three years after being crowned.

Synergy closed out 2010 with the acquisition of Boston’s 253 Summer St., a 92 percent occupied building stocked with quality tenants, after picking up 101 Summer St. earlier in 2010 and aggressively leasing up retail and office space at that previously empty structure. That turnaround effort was among the most encouraging outcomes of any repositioning undertaken in the past year, and observers say the results likely helped in winning the Landlord of the Year prize, with several viable competitors also in the running. The strong lineup contributed to the sense of anticipation felt leading up to the announcement.

Synergy has completed over $500,000,000 in real estate transactions in the Northeast, and now has an office and retail portfolio of approximately one million sf, an inventory which provides space to over 120 local companies. “We obviously recognize that the brokerage community is the lifeblood of this industry, and it’s nice to be recognized by the people that you do business with on a day to day basis,” Greaney relays. “It was quite an honor.”

"
