Property Manager<\/h2>

Synergy Investment and Development is currently seeking an experienced Property Manager for a building or portfolio of commercial office properties in downtown Boston. Position reports to the Director of Property Management. Candidate must be organized and professional with the ability to multi-task, communicate effectively and implement a property operations plan.<\/p>\n

Responsibilities<\/p>\n

    \n
  • Provide overall property management leadership through the development and interpretation of policies and programs, coordination of information flow and marketing of property management strategy.<\/li>\n
  • Accountable for all aspects of the day to day operation of assigned properties.<\/li>\n
  • Constant interaction with tenants, proactively responding to their needs; focus on relationship development and achieving a high level of tenant retention.<\/li>\n
  • Fiscal administration, including the preparation of annual operating budgets, capital planning, monthly and quarterly financial reporting, CAM and real estate tax reconciliation billing; overseeing collections, and managing income\/expenses to exceed NOI goals.<\/li>\n
  • Engage contractors and in-house Engineering group to service the property in accordance with lease requirements and company standards.<\/li>\n
  • Coordinate and supervise tenant improvement and other capital projects as assigned.<\/li>\n
  • Monitor and enforce tenant lease obligations.<\/li>\n
  • Assist with the execution of portfolio-wide initiatives, including asset transitions, projects and strategic planning.<\/li>\n
  • Ensure compliance with in-house policies and procedures, building codes and regulations.<\/li>\n
  • Oversee timely execution of the Emergency Response Planning. Ensure employees are trained, drilled and materials are updated periodically.<\/li>\n
  • Provide direction, motivation and oversight to TSC and Engineering staff.<\/li>\n
  • Perform regular inspections of managed properties in accordance with pre-established schedules; recommend and coordinate necessary maintenance projects.<\/li>\n<\/ul>\n

    Minimum Requirements<\/u><\/strong><\/p>\n

    • Bachelors Degree or equivalent to appropriate 4-year college program<\/li>\n
    • Proven record of providing excellent internal and external customer service<\/li>\n
    • A minimum of 5+ years of progressively responsible commercial office property management experience required.<\/li>\n
    • Ability to execute “best in class” building operations, with a strong technical understanding of mechanical, electrical and plumbing (MEP) systems as well as a solid understanding of structural design concepts required.<\/li>\n
    • Strong interpersonal skills and problem solving ability<\/li>\n
    • Excellent oral and written communications skills, including presentation skills<\/li>\n
    • The qualified candidate will be detail oriented, able to handle multiple projects simultaneously, extremely professional, and customer service oriented<\/li>\n
    • Comprehensive knowledge of various building mechanical systems<\/li>\n
    • Solid financial analysis and reporting capabilities<\/li>\n
    • Excellent written and verbal communication skills<\/li>\n
    • Proficient in MS Office. Yardi experience a plus.<\/li>\n
    • Flexibility in schedule<\/li>\n<\/ul>\n
